Roughly one in five Florida households relies on a private well for their water supply. In Charlotte County and the rural areas of Sarasota County — Englewood, Rotonda West, Englewood Isles, and communities east of I-75 — private wells are common, and the water quality challenges they present are distinct from what municipal water customers face.

If you are on well water in Southwest Florida, you are responsible for your own water quality. There is no municipal treatment plant removing contaminants before the water reaches your tap. What comes out of your well is what the aquifer delivers — and in this part of Florida, that often includes a combination of issues that require a thoughtful, layered treatment approach.

This guide covers what is typically found in Southwest Florida well water, how to test it properly, and what treatment systems actually work.

Why Florida Well Water Is Different

Florida's geology creates a specific set of water quality challenges that are different from what you might encounter in other parts of the country.

The primary water source for most private wells in Southwest Florida is the Floridan Aquifer — the same limestone-rich aquifer that supplies municipal water in the region. But unlike municipal water, well water is not treated before it reaches your home. That means everything the aquifer contains comes straight to your tap.

The Floridan Aquifer in this region is characterized by:

  • High mineral content — calcium and magnesium from limestone dissolution produce very hard water
  • Dissolved gases — hydrogen sulfide gas is common, producing the characteristic rotten egg smell
  • Iron and manganese — dissolved metals that cause staining and taste issues
  • Tannins — organic compounds from decaying vegetation that produce a yellow or tea-colored tint
  • Bacteria — coliform bacteria can be present, particularly after heavy rainfall or in shallow wells

Not every well has all of these issues, and concentrations vary significantly by location, depth, and season. The only way to know what is in your water is to test it.

The Most Common Well Water Problems in Southwest Florida

Hard Water

As discussed in our guide to Florida hard water, the Floridan Aquifer produces some of the hardest water in the country. Well water in Charlotte County and rural Sarasota County frequently tests at 200 to 400+ mg/L — significantly harder than most municipal supplies.

Hard water from a well causes all the same problems as hard water from a municipal supply — limescale buildup, appliance damage, dry skin and hair — but often at greater severity due to higher mineral concentrations.

Hydrogen Sulfide (Sulfur Smell)

The rotten egg smell is one of the most common complaints from well water users in Southwest Florida. It is caused by hydrogen sulfide gas, which forms naturally in the anaerobic (oxygen-free) conditions of the aquifer.

Hydrogen sulfide is not typically a health hazard at the concentrations found in residential wells, but it is unpleasant and can corrode copper plumbing and fixtures over time. It also makes the water essentially unusable for cooking or drinking without treatment.

The smell can range from barely noticeable to overwhelming, and it may be worse at certain times of year or after periods of heavy rain.

Iron and Manganese

Dissolved iron in well water causes orange or rust-colored staining on sinks, toilets, tubs, and laundry. Even low concentrations — as little as 0.3 mg/L — can produce visible staining. Manganese causes similar dark brown or black staining and has been associated with health concerns at higher concentrations.

Iron in well water comes in two forms: ferrous iron (dissolved, clear water that stains after exposure to air) and ferric iron (already oxidized, appears as visible rust particles). The treatment approach differs depending on which form is present and at what concentration.

Tannins

Tannins are organic compounds that leach into groundwater from decaying plant material. They give water a yellow, brown, or tea-like color and can produce a slightly musty taste. Tannins are more common in shallow wells and in areas with high organic soil content.

Tannins are not a health hazard, but they are aesthetically unpleasant and can interfere with the effectiveness of some water treatment systems — particularly water softeners, which can foul with tannins over time.

Bacteria

Private wells can become contaminated with coliform bacteria, including E. coli, through surface water intrusion, flooding, or compromised well casings. Bacterial contamination is not always visible or detectable by taste or smell — the only way to know is to test.

Florida recommends testing private wells for bacteria annually, and after any flooding event, nearby construction, or changes in water appearance or odor.

Nitrates

Nitrates in well water are a concern primarily in agricultural areas, where fertilizer runoff can infiltrate the aquifer. High nitrate levels are a health risk, particularly for infants and pregnant women. If your well is near agricultural land or you have had flooding, nitrate testing is important.

How to Test Your Well Water Properly

A basic water test from a home improvement store will tell you about hardness and pH, but it will not give you the complete picture you need to design an effective treatment system.

For well water, we recommend a comprehensive test that covers:

  • Hardness (calcium and magnesium)
  • Iron (total, ferrous, and ferric)
  • Manganese
  • Hydrogen sulfide
  • pH
  • Total dissolved solids (TDS)
  • Tannins
  • Coliform bacteria and E. coli
  • Nitrates
  • Arsenic (relevant in some areas of Florida)

Well Water Treatment Systems: What Actually Works

The right treatment system for your well depends entirely on what is in your water. Here is how the most common issues are addressed:

For Hard Water: Salt-Based Water Softener

A whole-home salt-based water softener is the most effective solution for hard water, whether the source is a well or municipal supply. For well water with very high hardness (above 25 GPG), a higher-capacity softener may be needed compared to what a municipal water customer would require.

Important: If your well water also contains iron or tannins, these can foul the softener resin over time. A pre-filter or iron removal system installed upstream of the softener protects the resin and extends its service life.

For Hydrogen Sulfide: Oxidizing Filter or Aeration

Sulfur treatment depends on the concentration of hydrogen sulfide in your water.

At low to moderate levels (under 1 mg/L): A whole-home carbon filter or oxidizing filter (using manganese greensand or similar media) can effectively remove hydrogen sulfide.

At higher levels: An aeration system — which exposes the water to air, allowing the gas to escape — is more effective. Aeration is often combined with a sediment filter and softener downstream.

Chlorination: Continuous chlorination followed by carbon filtration is another effective approach for higher sulfur concentrations, particularly when bacterial contamination is also a concern.

For Iron: Iron Filter

Low levels of ferrous iron (under 3 mg/L) can sometimes be handled by a water softener. Above that threshold, a dedicated iron filter is needed.

Oxidizing iron filters work by converting dissolved ferrous iron to ferric iron (rust particles) and then filtering them out. The right media depends on your iron concentration, pH, and whether manganese is also present.

For very high iron levels or iron combined with sulfur, a more aggressive treatment approach — such as chemical oxidation followed by filtration — may be necessary.

For Tannins: Anion Exchange Filter

Tannins require a dedicated anion exchange filter. A standard water softener will not remove tannins and can actually be damaged by them over time. If your water has a yellow or brown tint, tannin treatment should be part of your system design.

For Bacteria: UV Disinfection

Ultraviolet (UV) disinfection is the most effective and chemical-free way to address bacterial contamination in well water. A UV system installed at the point of entry exposes all incoming water to UV light, which destroys bacteria, viruses, and other microorganisms without adding any chemicals to the water.

UV disinfection should be installed after filtration — turbid or discolored water reduces UV effectiveness. For well water with both bacterial contamination and other issues, UV is typically the last stage in a multi-step treatment train.

For Nitrates: Reverse Osmosis

Nitrates are not effectively removed by softeners, carbon filters, or UV systems. Reverse osmosis is the most practical solution for residential nitrate removal. An under-sink RO system will remove nitrates along with a wide range of other dissolved contaminants, providing safe drinking and cooking water even if the well has elevated nitrate levels.

A Typical Well Water Treatment System for Southwest Florida

For a well water home in Charlotte County or rural Sarasota County with the typical combination of issues — hard water, some iron, and hydrogen sulfide — a complete treatment system might look like this:

  1. Sediment pre-filter — removes particles and protects downstream equipment
  2. Oxidizing filter — addresses hydrogen sulfide and iron
  3. Water softener — removes hardness minerals and residual iron
  4. UV disinfection — eliminates bacteria and viruses
  5. Under-sink reverse osmosis — provides ultra-pure drinking and cooking water

This is not a one-size-fits-all prescription — the right system for your home depends on your specific water test results. But it illustrates why well water treatment is typically more involved than treating municipal water, and why starting with a comprehensive water test is so important.

The Cost of Getting It Wrong

We regularly see well water homes where the previous owner — or a less experienced contractor — installed the wrong system or installed systems in the wrong order.

A water softener installed without addressing iron first will foul its resin within months, requiring expensive replacement. A UV system installed before filtration will be ineffective against bacteria in turbid water. A carbon filter installed to address sulfur at high concentrations will exhaust quickly and fail to protect the rest of the system.

Getting the treatment sequence right from the start is far less expensive than correcting mistakes after the fact.
